Once a blighted hotel site with limited market appeal, this property presented a complex redevelopment challenge. The developer recognized the opportunity to reposition the site as a financially viable built-to-rent (BTR) community by leveraging its location, wedge between the well established neighborhood and rapidly emerging commercial district of West Homewood.
From the onset, the development and design teams worked closely with the City of Homewood to establish trust, align expectations, and navigate the site's unique zoning and entitlement considerations. This collaborative approach allowed key design and density decisions to be resolved early, reducing risk while maintaining neighborhood compatibility and regulatory confidence.
